New developments
Browse new building projects and their available units, contact the developer, and manage a development that belongs to you or your company.
New Developments lists new residential and commercial projects, and the home page shows a selection of them.
Browse developments
Search by name or location, filter by phase - In Planning, Under Construction or Completed - and by type, set a price range and choose the order. Each card shows the price and area range and how many units are available.
Projects in Estonia and abroad are never mixed: In Estonia comes first and Abroad below it, each with its own heading. On the home page they are separate rows.
A development page
The page shows the description, the building details, the location and the Availability table with each unit's area, rooms, price and status. View opens a unit's listing, where you contact the seller as on any listing. The heart saves the development to your favourites.
Contact the developer
If a broker on leiakv handles the development, press Send a message, write your message and send it. You need to be signed in, and replies come to your messages. Otherwise the page shows the developer's name, phone and email under Contact Developer.
Add a development
Brokers add developments on their company profile. Adding a development requires being a member of an active company and having the company profile selected. Below the type selection of the listing form you are asked Want to add a new development? - choose Estonia or Abroad. If you open the new development form directly, the page asks the same first. If you are on your personal profile, the page offers to switch to your company first.
The form has three steps: Development details (location, texts, photos, classification and more details), Units (the photo pool and the units table) and Development preview, which shows the unsaved development page with its units table the way buyers will see it. Move between steps with the numbers at the top of the form or the Next button at the bottom. The open step stays in the page address, so a reload opens the same step. The save buttons are there on every step.
The location is chosen before the form opens and cannot be changed inside it; the Location card at the top of the first step shows which one you picked. A development abroad accepts only addresses outside Estonia, and an Estonian development only Estonian ones - an address from the other side is rejected with a message. Search for the address, or use the map button (Pick on map) next to the field to drop a pin instead. The development and its units appear under properties abroad. If you picked the wrong location, open the form again and choose the other one. Fill in the fields marked with an asterisk - the Estonian name, type, object types, phase and address - and add the photos shown at the top of the development page under Development photos. You add, reorder, rotate and hide them the same way as listing photos.
The Development address card above the name shows the web address of the development's page. By default the address is built from the Estonian name (a development abroad adds the city and country), and if it is already taken a number is added to the end. To pick your own, press Change and type it into Your address - the form tells you right away whether the address is free. Use the address built from the name goes back to the address built from the name. Later you can change the address on the development's edit page, on the same card, with Change address. The old address keeps redirecting to the new one for 3 months, and after a change you can change the address again after 30 days.
Write Name, Slogan and Description in one card, in Estonian. The slogan is optional and appears under the name on the development page. After saving they are translated into English, Russian and Finnish automatically; Translate now translates right away. A language you rewrite yourself is left alone by the automatic translation. The description box has a formatting toolbar: Bold, Italic, Bulleted list and Numbered list. The Text style menu turns a line into a section title, Heading; Normal text turns it back. The formatting shows on the published page. Pasted text keeps its paragraphs, and lines that start with a bullet or dash become a list.
Units
In the second step, under Units, each row becomes a listing in the development. Fill in the unit number, type, deal, rooms, area, floor and price right in the table. Add empty row adds an empty row with the next unit number. The button next to it, named after the last unit, adds a row that copies that unit's details, and pressing Enter in the last row does the same. Duplicate in a row's menu copies that unit. To copy several units at once, tick up to 5 rows and press the duplicate button below the table. Set Copies of each row, tick On the next floor to put each copy one floor higher (a number like 101 then becomes 201), or untick Copy photos to leave the photos out. The copies stay selected, so you can copy them again straight away. On a phone each unit is a card with the same fields.
The table shows the main columns first. Columns below the table adds any other field a listing has, such as bedrooms, living area, heating, parking or rental terms, and hides the ones you do not need; search finds a field by name and Reset to default brings back the starting columns plus every column that already has data. Data in a hidden column is kept and saved, and a column with an error stays visible until you fix it. Each column heading has a menu: Fill all rows… writes one value into every row, or only into the rows you ticked, and Default for new rows… gives every new empty row that value, even while the column is hidden. After a fill, Undo in the message puts the rows back as they were, until you change the table again. The fill form says how many of the rows are already published, and a new price on a published unit sends its watchers a price alert when you save. The defaults you set are listed next to Add empty row. Hide column removes the column from view. The column choice and the defaults are remembered for each development on this device. Rental terms apply only to rental units, and a published unit keeps its type and deal. On a phone the same actions are in the columns panel.
Photos for many units at once
Upload floor plans and interior photos once under Photo pool. It is the same photo grid as a listing's: drag to reorder, rotate or delete. Tick photos there and the units in the table (hold Shift to tick a range in either), and press the add button in the bar that appears; what does not fit in the bar on a narrower screen is under More. Hidden photos stay in the pool and are not added. The same bar uploads new photos straight to the selected units, removes photos from them or deletes them. The photo button in a row shows that unit's photos, where you change their order or remove one. The Development preview step shows the table with the rest of the development page the way buyers will see it.
More details
At the end of the first step, under More details (optional), come the same optional sections as when editing a development: Building details, Advantages, Developer & website with the website and social media links, Media links with the logo, videos and virtual tours, and the rest. Features such as parking or heating, and Tags, are picked from a list. Anything missing from it can be typed into the list's search box and added from the row at the bottom. A development takes up to 10 videos, 10 virtual tours and 12 social media links. Links must be full web addresses starting with https:// - until they are, the development is not saved and the form points at the link to fix. The developer's email must be a complete address such as name@domain.com. Everything filled in here is saved with the development and can be changed later on its edit page.
Saving and publishing
Your work is saved on this device as you go, so nothing is lost if you close the page, and the next visit offers to continue the draft. Nothing is created on leiakv until you press a button:
- Save as draft creates the development and its units as drafts that only you can see. Every unit needs a price.
- Publish also puts the development and its units online right away. It needs at least one development photo and at least one photo for every unit.
If something is missing or not accepted, the form opens the step holding the first field to fix and takes you to it.
Before anything goes live, a confirmation shows how many units will be published and the daily price each one is billed to your company. Your company plan's volume discounts apply.
Pressing a button first uploads your photos, so keep the page open until that is done. Saving then continues on our server and you can close the page or go to My listings. There the development, and its management page, show Saving… until it is saved, and it cannot be edited again meanwhile. If saving stops, it shows Saving failed, everything you entered is kept, and Try again continues it. If you change the development in another way first, that stopped save is replaced by your newer change and can no longer be continued.
The draft can be edited in one browser tab at a time. Another tab with the same draft pauses editing and offers Edit here instead to continue there.
Manage your development
The broker a development is assigned to, and the owners and admins of its company, can manage it. Open My listings, choose the Developments tab and use the buttons on the development:
- Manage shows whether the development is public and what is missing, and each unit's status. On a development you added yourself, Edit units opens the Units step of its edit page. A published development goes back to a draft with Unpublish: the development and its units leave the site and the units' daily billing stops. Publishing it again brings the same units back, and a booked unit comes back booked. A development you added yourself, published or not, is deleted with Delete development: after you confirm, its photos and every unit go with it and leave the site for good. The confirmation says how many units are live on the site and how many are paid for. While a unit has a running or scheduled tender, the development cannot be deleted until the tender has ended.
- Edit opens the same three-step form as adding one: Development details changes the texts, details, photos and links, Units the units and their photos (an imported development lists its units there), and Development preview shows the result before you save. One Save changes button saves the changes of both steps at once, and only the fields you changed. On a published development, new units you add go live when you save, after the same billing confirmation, and removing a unit that is already saved asks you to confirm first. A draft is published with Publish on the same form. On a development you added yourself, photos and a logo you remove are deleted for good when you save. If a field is not accepted, the editor points at it.
Where you can edit, the public development page also shows a pencil icon in the top-right corner of each section; it opens the editor at that section (the units table opens the Units step).
A development imported from a website or from Resolve is updated by every sync. A field you edit yourself is marked Manual, and syncs leave it alone until you press Unlock next to it. See listing imports. Photos of a Resolve development are replaced by the source's photos on each update, so photos you add, delete or reorder here are overwritten.
