In the development of Peru tee 6a and Maria land plots, plot sizes range from 2033 m2 to 2416 m2. According to the detailed plan, there will be five residential land plots, two transport land plots, and one production land plot here. Privacy is provided by partial tall greenery along the road and a dense spruce hedge on the border of the neighboring property.
Luunja parish is a fast-growing region with a rising population. High-quality residential plots meet the expectations of growing demand both locally and from the city of Tartu.
The detailed plan creates a smooth basis for starting development activities. In addition, the clear vision of the local government supports the development and population density of the region.

According to the detailed plan, the properties are divided into eight plots as follows:
- five residential land plots with sizes of 2614 m², 2033 m², 2169 m², 2431 m² and 2614 m². The maximum allowed number of buildings on a plot is 3 (1 main building and 2 outbuildings), the maximum allowed total footprint is 300 m² for all plots, and the maximum allowed height from the ground is 8.5 m for the main building with up to two above-ground floors, and 5.0 m for the outbuilding with one above-ground floor. The allowed roof pitch for the main volume of the dwelling is 25 to 40 degrees, for the outbuilding 20 to 30 degrees, and the roof type is gable or hipped roof.
- one production land plot with a size of 819 m², intended for a water treatment building, with a maximum footprint of 15 m² and a maximum height of 4.0 meters from the ground. The allowed roof type is gable or flat roof.
- two transport land plots with sizes of 237 m² for a light traffic road and 2635 m² for a road and street.
Tall greenery and the planning of a green area allow increasing the overall attractiveness of the region.
COMMUNICATIONS
There is no public water supply in the planning area. Water supply will be provided based on a drilled well (PRK0016581) built in 2002 located on the Peru tee 6 property.
To solve the fire water supply, an underground 30 m³ fire water tank is planned on the production land plot, which is connected to a dry hydrant/water intake well provided on the transport land. The filling of the fire water tank with water takes place from the existing drilled well through the water treatment building.;
There is no public sewerage system in the region, and wastewater supply is solved locally. An underground biological treatment plant and wastewater infiltration system are planned on the production land plot for wastewater drainage. Wastewater from the residential plots is directed to the biological treatment plant, from where the treated wastewater is directed by pumping to a raised infiltration field and infiltrated. An access road is provided on the production land plot to service the planned biological treatment plant and wastewater pumping station.
Stormwater generated on the plots is directed away from buildings by means of vertical planning and infiltrated into the soil within the plot. Stormwater from the paved road planned on the transport land plot is directed by slopes to adjacent green strips, where it infiltrates into the soil. In case the infiltration of stormwater on the transport land plot does not ensure a sufficient result, stormwater must be directed through a ditch with a gravity pipe to Kitseoja via the Oja land plot.
Electricity supply for the plots in the planning area will be ensured on the basis of the existing Sorga:(Tartu M) substation (located on Pargisalu land plot, cadastre code 43201:001:0399). From the said substation, 0.4 kV underground cable lines as separate feeder ring power supply lines are provided for the new objects. For the electricity supply of the objects, 0.4 kV connection and distribution cabinets are planned at the boundaries of the plots in the road area.
Power supply from the connection cabinet to the buildings must be built with an underground cable. A corridor for prospective 10 and 0.4 kV underground cables is provided along the road planned on the transport land plot. Planning electric cables along the roadway is not permitted.
Street lighting is provided along the planned roadway. Electrical connection to the outdoor lights will be ensured from the planned electrical cabinet by an underground cable line.
The communication solution will be provided on the basis of the mobile network.
The use of solar panels is allowed only if they are flush with the roof or facade.

The properties are sold as a single entity for the price of 199 900 €.
