You won't find a euro-renovation here, and mere paint cans won't work miracles. According to the plans, the rooms are spread across three floors. The basement floor features an intermediate room, central heating room, and fuel storage. The first floor has a living room, two bedrooms, a workspace, kitchen, staircase-hall, utility room, toilet, and bathroom. Additionally, on the same floor, there is a separate sauna complex (steam, wash, and dressing rooms), garage, shed, intermediate room, and two porches. On the second floor, you will find two rooms, a workspace, staircase-hall, toilet, shower room, plus a loggia and balcony.
To make applying for a bank loan more stress-free, an expert appraisal (valuation act) has already been done for the house. This means you immediately save nearly half a thousand euros and matching the documents with the bank will go much faster. No VAT is added to the price.
As is often the case with a properly built house from back in the day, there is some paperwork here that can be sorted out during the upcoming renovation. The expert appraisal pointed out some discrepancies between reality and the state Building Registry (EHR). The registry lists a boiler as the heating source, but an air source heat pump has also been installed in the house. Also, the basement and attic floor rooms did not make it into the registry back in the day, although they are all nicely present on the official house plans. According to the appraiser, these discrepancies do not affect the market value or liquidity of the property, and otherwise, the paperwork is clean and reliable. The new owner can easily correct these registry data at the local municipality using a construction project and notification.
The location in Saue is a complete detached house classic – Tammelehe street is green, quiet, and safe. All around are polite neighbors who will probably be glad when someone starts a new renovation here. Saue school, kindergartens, shops, and the train station are about a couple of kilometers away, meaning city amenities and a fast connection to Tallinn are still conveniently at hand.
Vacating the house and handing over the keys will take place by agreement after the notary transaction (you can't rush into the house with suitcases straight from the notary office yet).
