## Description

This is a 1.49 ha property located in a very picturesque area, featuring an alley of mature trees and an excitingly varied landscape.

Previously, the Orava forestry house was located on the property, which has since been demolished (only the basement remains), and the soil has been prepared for the construction of a new house.

There is a sauna on the property that requires full interior finishing; the roof was replaced a few years ago. The sauna is located on the highest point of the property, making it very pleasant to jump into the pond located in the valley below after a sauna session (the pond needs cleaning).

There is a dug well on the property.
Electricity connection 16A

The property has very good access; after turning off the low-traffic Orava-Soe road (where there is also a bus stop), there is only about 100 m of gravel road.

Distances:

• Orava 5 km
• Värska 10 km
• Piusa 11 km
• Räpina 29 km
• Põlva 35 km
• Võru 42 km
• Tartu 80 km

Ilumetsa and Orava train stations are nearby.

Setomaa hosts many exciting cultural events throughout the year, all of which are nearby.
