## Description

A beautiful and well-maintained home in a naturally scenic area of Valga County. The property features a spacious, insulated residential house, a practically planned sauna house, and several outbuildings: a granary, a shed, a cellar, and a carport – everything needed for a rustic and functional lifestyle.

On the lower floor of the house, there is a large open-plan living room with a kitchen, which provides direct access to the terrace – ideal for enjoying morning coffee or a summer barbecue evening. Additionally, there is a hallway, an entryway, a toilet, a bathroom, a separate walk-in closet, and a bedroom.

On the upper floor, there is a stair hall and two bedrooms, one of which is walkthrough. The restored antique furniture (sofa, table and chairs, and a large chest) will remain in the stair hall, and the kitchen and bathroom furniture will also stay in the house (appliances are not included in the price).

For heating, there are good stoves in the living room and bedroom, a wood stove in the kitchen, and an air-source heat pump installed in 2019. The hallway has wiring ready for electric floor heating, and an infrared radiator has been installed as supplementary heating. Hot water is provided by an electric boiler.

The sauna house, built in 2015 from small blocks, is in good condition and consists of a spacious anteroom, a washroom, and a steam room. Connections to water and sewage are available.

The sewage system is solved with an infiltration field system, and the property has its own bored well. The electrical system is 3x20A.

Energy class D house

Alamõisa is located just ~7 km from the center of Tõrva, which offers a school, kindergarten, family doctor, several grocery stores (Coop, Grossi, Maxima, Meie), gas stations, eateries, and the beautiful Tõrva beach and water center.

If you value peace, greenery, and space, then this home might be just right for you.
