## Description

This unique property is located in the Haanja Nature Park on a 12.6-hectare area, which also includes a private flow-through lake. Imagine waking up in the morning to the sound of birdsong and seeing swans and herons from your window – a true nature paradise!

A log house built as a residence in 2009 has been established on the shore of the lake. This is a home built for oneself with a carefully chosen location. The residential building consists of a staircase hall with a spacious kitchen on the first floor, two rooms, and a WC. Additionally, the first floor features an unheated foyer, a veranda, and access to the terrace from the kitchen. The second floor has two bedrooms and a bathroom. The house is heated by geothermal heating and, if necessary, an additional wood-fired boiler can be used. Inside the house, radiators are used for heating. There is also an alternative heating solution with an oven and a stove with a warm wall.

On the first floor, there are two more rooms currently used for business purposes. This is a business that has been operating profitably for over ten years. The new owner has the opportunity to buy this business and continue with it, but more detailed information can be obtained through direct communication. Attached to the house is an additional building section that includes a carport, a shed, and a workshop with a sauna, which is not yet fully completed. A new metal roof has just been installed on the residential part, which is not yet visible in the pictures.

If your plans are bigger, it is also possible to additionally purchase the neighbouring Ala-Kolotsi property with a size of 6.8 hectares.

If you feel that you would like to live in a naturally beautiful location with your own lake and rolling landscape, then this is your opportunity. Let us know of your interest and we can check everything out on site.
