## Description

The grand two-story former residential pension building is one of the most prominent 17th–19th century buildings in Southern Estonia and the only example of its kind of Early Neoclassical architecture in Viljandi, registered as an architectural monument no. 14716.

Built in the 1790s by retired major Claus von Staden, the residential building features vaulted ceilings on the semi-basement floor typical of the era, while the second floor offers spacious living areas with a ballroom and an oval salon with a mirrored ceiling. A stone wing addition was later built onto the residence purchased by the Governorate of Livonia, which housed a boarding house for unmarried noble ladies named Fräuleinstift. The pension operated in the building until the early 1930s.
In the decades following World War II, the building was used by the Soviet military. Although several new structures were erected on the plot during that time (a sleeping quarters block, grandstand), the building itself remained untouched by major alterations, preserving its exterior appearance and spatial layout.

Built on a fieldstone foundation, this two-story stone building with a hip roof features 95 cm thick brick walls on the first floor and 40 cm on the second floor, consisting of 3 parts: the main house (residence), the wing of the historical pension, and its transverse block. The building is located on a prominent street corner in the Old Town of Viljandi, clearly visible from three sides. On the north and east sides, the property borders the Centrum shopping center, to the south the University of Tartu Viljandi Culture Academy, to the west the Mainor center, and to the southeast the Villa Doll building currently under renovation.

Special heritage conservation conditions were prepared in 2021, along with an architectural project designed for a pension and wellness complex.
It is possible to build an extension to the building up to 33% of the existing building volume.

The volume of the new extension according to the prepared project is planned as an L-shape in the courtyard area, where one part is designed as an extension of the existing eastern building volume and the courtyard wing as its addition. The new project has been approved by the National Heritage Board. The extension must be distinguishable from the historical building, yet compatible with it.
