# Market statistics and price drops

See real sale prices from the Estonian Land Board by area, property type and period, and find listings whose price just dropped.

## Market statistics

[Market Statistics](https://leiakv.ee/en/statistics), linked at the bottom of every page, shows completed sales from Estonian Land Board (Maa-amet) data - not asking prices.

1. Choose **Region** and, if you like, **Municipality**. For Tallinn you can also choose **District**.
2. Choose **Property type** and **Period**: a ready range such as **Last 12 months**, or one month.

You see the number of transactions, the median and average price per m², the price trend and, for apartments, the split by size. **Last Updated** shows the latest month in the data. **Export CSV** downloads the table by county.

> Price data is not published when there are very few transactions in the period, to protect the privacy of the parties involved.

The [market FAQ](https://leiakv.ee/en/faq/market) answers common price questions with the latest figures.

## Price drops

**Price Drops** in the main menu opens [a list](https://leiakv.ee/en/price-drops) of active listings in Estonia whose price has been lowered.

- **Time range** lets you choose **Last 7 days**, **Last 30 days**, **Last 90 days** or **All time**.
- Set a minimum drop in percent or euros, or a price range, and choose the order, such as **Biggest drop %**.
- **Grouped** groups drops by when they happened, **All** shows one list, and **Map View** puts them on a map.

In a regular search, **Price dropped** under **Advanced Search** does the same. To hear about a price change on a listing you like, save it to your [favourites](https://leiakv.ee/en/help/favourites-compare#price-alerts).
